can you do a land registry search on all of the properties around the plot and find out who owns those and what their boundaries are? would maybe narrow down who you should approach

google image needed. you'll need access, it's the key. is the access a public right of way?. I bought a house 10 years ago cash but had access detailed and managed to get deeds (couldn't get a mortgage on it until I had built a skin though).


I would ine out who owns the access and buy that, then either hold the seller of the house to ransom or buy it at a cheaper price.

had the owners husband etc died (with his name on the deeds) and not transferred it properly when the estate was divided up? there are a few things you can do, he who has the deeds owns the house in general especially if not on land registry. get a solicitor to deal with the purchase and let them take the hit. as long as the property can be mortgaged you'll be ok on the lending front (not fair hurst building etc), they'll need to see deeds though or have the solicitors insurance guarantee the loan.

if you buy it, chuck a charge on the property and any lender will get reimbursed by your solicitors insurance If it goes Pete tong.

is it a house that was built on a plot the builder bought or next to an existing house? is it currently mortgaged?
