I did the man v mountain yesterday (20 miles up n down Snowdon), which was very very tough , but I love the feeling of being on the edge of giving up and pushing thru ....so the ironman is gonna get smashed next year !!

First of all mate, a very sincere congrats! Your drive and determination is something to behold.

I have had a mere taste of what you describe and it is sweet. I did the three peaks challenge a few years ago. On every mountain I got dropped by the rest of the team and on every mountain I got lost! Even on snowdon at 3am.

The feeling at the end was worth it!!!

Bit of a feeler, left hip still tight. Will try fronties and see what happens. It's tough getting back into it.

You would still want to engage a conveyancer (and a surveyor for that matter) wouldnt you?

I am guessing in these 'cash buyers only' cases, the vendor does not want to run the risk that the lender pulls the mortgage offer? Though I agree that in the main I dont think it matters.

No squats or Deads. Hips really tight from last week. Foam rolling and voltarol. Feeling better so may test the water next sesh.
